 Verified Not what we expected
We booked this hotel for 3 nights based on the reviews and the room photos for our 50th wedding anniversary stop, prior to getting on our cruise ship . The location is spot on at the top of the Steps with many good restaurants within walking distance. The AC worked perfectly as it was 100 degrees + every day. We booked room #3 a two bedroom suite at the top of the hotel. The room is spacious but tired. The walls have water stains under the AC unit and the furniture in the living area has worn out cushions, nothing like the website photos. The shower drain didn’t work and we all stood in 3” of water while taking a shower. I told the front desk the next morning but unfortunately it was exactly the same on night 2. I told the desk again and finally the shower drained on our last night. The continental breakfast was good and the kitchen staff were excellent and yes they up charge for OJ and eggs. This is not a bad place to stay it just wasn’t was we expected or what is shown on the website (see photos).

3-star boutique hotel a block from the top of the Spanish steps, so tons of shopping, eateries, sights within walking distance. Nice/helpful staff. Rooms are very small as expected w/ mini fridge, safe, slippers, shampoo/shower gel, bar soap, shower stall, bidet, heated towel rack. So-so bed, dirty carpet. Tea kettle with teabags/instant coffee available on request. Good air-conditioning.

 Verified Centrally located to Major attractions
This hotel is well very situated, 3 minute walk to Spanish steps and Shopping, less than 10 minute walk to Trevi Fountain and Pantheon. Vatican City is 40-45 minute walk. Colosseum and Palatine hills 25-30 minutes. Staff were very friendly and helpful with directions and providing excellent recommendations for local restaurants. (Thank you Fabriu) Room was clean and well appointed with a/c and mini fridge. Breakfast was continental style with various breads, croissants, cheese and fruits. Expresso, Cappuccino and other drinks available. We stayed 4 nights and would not hesitate to recommend Hotel Gregorianna.

Looking for hospitality? Go elsewhere. Rude front desk, poor food, awful pillows. Only plus is the location but there are many other options in the area. If I could give a negative number review, I would.

 Verified Needs improvements
On a positive note, this hotel has a great location. The front desk staff were very helpful when we needed taxi service and the gentleman who worked the 3 - 11 shift was such a delight, very funny, helpful, and extremely nice. However, the hotel needs a lot of cosmetic work! I’ve attached photos of the rug in our room, extremely dirty and stained. The walls are in need of a paint job, photos attached of marks on the walls. Our shower door slider was broken. There was mold in the shower, photo attached. The room our adult children stayed in had the same stained, dirty carpet, marked walls. Their tub would not drain while showering. The hotel owners really need to invest some money into their hotel, if they did, it would be a perfect place to stay for your vacation in Rome.

Worst hotel I ever stayed at.. location excellent “10”. That’s it ! Poorly maintained. Needs painting in rooms, AC broke, shower stall small fills with water, rugs dirty, 30 years old, no hair dryer in room, poor breakfast accommodations, shower door broken, luggage marks all over walls, on a positive note night time shift worker was very friendly and helpful.. Great place to stay . Location was awesome. The staff was the best. All were friendly and accomodating. Fabrizio was great to deal with and always helpful. The last morning we had the breakfast delivered to our suite and what a great spread of food. The house keeping always kept up on our room with fresh towels etc. We would definitely stay here again .

 Verified Little gem in Rome.
Hotel in a great location near the Spanish steps. It’s a lovely and quiet hotel. Room clean and comfortable and serviced daily. Breakfast was simple but just enough to start the day off. The service was a little chaotic and maybe just having a small selection out for a buffet would make things easier but I am sure they have their reasons. It didn’t bother me but I heard other guests moan…..relax you’re on holiday! I appreciated the touch of mini Easter bunnies on Easter Sunday. I would not hesitate to come back and stay in this hotel if I was to return to Rome. I stayed in a double room and it was nice and quiet. The hotel were accommodating from the beginning when wizzair changed our flight to the day after we originally booked and leaving the day after we were originally leaving. The hotel changed our reservation with no issues and no cost which was fantastic as this was an issue outside our control. A must stay in Rome if you’re looking g for simple but comfortable accommodation in a great location.

Ein sehr schönes Hotel mitten im Zentrum zu fairen Preisen. Die Metro Spagna ist nur etwa 10 Fußminuten entfernt. Das Personal ist sehr freundlich, die Zimmer sauber, großzügig und ruhig. Das Frühstück wird am Tisch serviert, die Auswahl stellt man selbst zusammen. Hochwertige Aufstriche, Käse, Schinken und Salami. Alles in allem eine absolute Empfehlung!
